1. Offer

Book a room at a participating Flow Student property in Sheffield and receive the equivalent of 2 weeks’ rent free, credited to your student account.

The offer applies to all available student rooms at the participating Sheffield properties, subject to availability and these Terms & Conditions.

2. How the Offer is Calculated

The rent credit will be equal to 2 weeks of the weekly rent for the room you book.

For example, if your room costs £150 per week, you will receive a £300 rent credit.

3. How the Discount is Applied

The 2 weeks’ free rent is provided as a rent credit and will not be paid in cash or refunded directly to the resident.

The calculated amount will be credited to your student account and deducted from your accommodation fees after your tenancy agreement has been completed, all booking requirements have been met and you have checked into your accommodation.

4. Eligibility

To qualify for this promotion, you must:

• Book a room at a participating Flow Student property in Sheffield.
• Sign and accept your tenancy agreement.
• Pay any required advance rent or booking payments by the stated deadlines.
• Meet all booking conditions required by Flow Student.
• Check in and commence your tenancy as agreed.

• Truro Works, Sheffield
• Archways, Sheffield
• Westhill Hall, Sheffield

6. Promotional Period

This promotion is valid until 11:59pm on 31 October 2026.

Bookings must be completed by this deadline to qualify for the promotion.

Flow Student reserves the right to amend or withdraw the promotion where reasonably necessary. Any amendment or withdrawal will not affect qualifying bookings completed before the change takes effect.

7. Room Changes

If you change your room before or after your booking is confirmed, the value of the rent-free offer may be recalculated based on the weekly rent applicable to your new room.

8. Cancellation

If your booking is cancelled, terminated or you withdraw before the commencement of your tenancy, you will no longer be eligible for the promotion.

Any rent credit associated with the booking will be removed.

9. Deferrals and Transfers

Students who defer, transfer to another property or amend their tenancy may have their promotional credit recalculated or withdrawn, depending on the circumstances of the change and the eligibility of the new booking.

10. Non-Transferable

The offer:

• Has no cash alternative.
• Cannot be exchanged.
• Cannot be transferred to another person.
• Cannot be sold or assigned.

11. Multiple Promotions

This offer may be used in conjunction with other eligible Flow Student promotions, discounts, cashback offers and referral incentives, unless expressly stated otherwise.

Where multiple promotions are applied to the same booking, each promotion remains subject to its own Terms & Conditions, eligibility criteria and any applicable exclusions.

12. Availability

The promotion is subject to room availability at participating Sheffield properties.

13. Fraudulent or Incorrect Bookings

Flow Student reserves the right to withdraw the promotion where a booking is found to be fraudulent, incomplete, inaccurate or made in breach of these Terms & Conditions.

14. Force Majeure

Flow Student shall not be liable for any failure or delay in administering this promotion due to circumstances beyond its reasonable control.

15. General

By participating in this promotion, you agree to these Terms & Conditions.

Flow Student reserves the right to amend these Terms & Conditions where reasonably necessary, including where required by law or where circumstances outside its control make this necessary.

These Terms & Conditions are governed by the laws of England and Wales.
